The applicant proposes to expand within the required front yard setback, with a porch addition on the front of the structure. If approved, the building would be 21.3 feet from the street right-of-way instead of 30 feet from the street right-of-way as required. The existing structure is non-conforming and currently setback 27.3 from the right-of-way. City code Sec. 44-12 allows for the expansion of a nonconforming structure within the required setback through a conditional use permit approved by the city council.
